Why Eye of Africa is specified differently

A house built to face the veld faces the sky too

Eye of Africa sits against the Suikerbosrand Nature Reserve, on open highveld grassland rather than a walled-in city suburb. That setting is the whole appeal of the estate — but it means stands here get far less natural windbreak and shade than the older, tree-lined suburbs closer to Sandton, even though it's barely twenty minutes up the road.

The Greg Norman championship course was laid out for wide, uninterrupted sightlines, which usually means the home's biggest run of glass looks straight down the fairway or out over the veld — glass with nothing between it and the sky for most of the day.

Open veld, open exposure

With grassland rather than mature gardens on most boundaries, there's little to break the wind before it reaches an exterior blind or awning — a wind sensor doing the thinking beats a chain someone has to remember to wind in.

Sun that tracks the whole horizon

Because stands are oriented to the course and the skyline rather than a walled garden, the sun problem usually isn't one wall — it's however many rooms face that view, morning through evening.

Estate aesthetics guidelines

As with most golf estates, anything visible from the fairway or common areas — an awning cassette colour, an external venetian finish — is typically covered by the estate's architectural guidelines. We're happy to supply spec sheets for that submission.

Straight answers

Do exterior blinds or awnings need estate approval at Eye of Africa?
Golf estates typically have architectural guidelines covering anything visible from the fairway, street or common areas — that can include an awning cassette colour or an external venetian finish. We recommend checking with your estate's aesthetics committee before installation, and we're happy to supply a spec sheet for that submission.
What stops an awning or external venetian being wrecked by a highveld storm?
A wind sensor. On any motorised exterior product — awning, external venetian or zip screen — the sensor retracts the product automatically once wind speed crosses a set threshold, before the gust arrives rather than after the damage is done. We treat it as standard on exterior fittings out here, not an optional extra.
Will a sunscreen roller stop people on the fairway seeing in at night?
During the day, yes — sunscreen fabric reads as reflective from outside. At night, with lights on inside, that reverses and the fabric becomes see-through. For bedrooms or rooms you use after dark, we'd pair a sunscreen with a blockout roller on the same bracket, or specify a double roller from the start.
Does bordering open veld and the nature reserve mean anything different for maintenance?
Mostly it means more airborne dust and pollen than a walled-in suburb, especially in the dry highveld months. Sealed cassette awnings and zip screens shrug this off better than open drop-blinds, and an occasional wipe-down of exterior tracks and mechanisms keeps everything running smoothly — we'll talk you through it at the measure.
Can you match the blind fascia or awning cassette to my window frames?
Colour-matched fascias and cassettes are available on most ranges. Your consultant brings the physical colour options to the in-home measure so you can match against your actual frames and facade in daylight, rather than guessing from a screen.
How long from quote to fitting?
It depends on the fabric, motor and cassette stock at the time you order — we won't invent a number here. Your written quote includes a firm fitting date once you approve it, so you're working from a real date rather than an estimate.
